About
Guy Lynch Surveyors are based in Winchester and specialise in providing Level 2 and Level 3 home surveys in Winchester, Andover, Romsey, Alton, Four Marks, Bishop’s Waltham, Eastleigh, Southampton, Stockbridge, Salisbury, Whitchurch, Basingstoke and the surrounding areas.
We were set up by Guy Lynch MRICS and are regulated by the Royal Institution of Chartered Surveyors and uphold the highest professional and ethical standard.
Guy qualified as a Chartered Surveyor in 2011 and grew up in Winchester which allows his clients to benefit from his knowledge of Winchester and Hampshire.

RICS Home Survey - Level 2
(previously known as a HomeBuyer Report)
The Level 2 survey is the most commonly requested survey, it is used for houses, bungalows and flats that are of standard construction and generally appear to be in a reasonable condition and built approximately since the 1940s.
We use the RICS Home Survey – Level 2 format and our reports are written in plain English and are in an easy to read format.
RICS Home Survey - Level 3
(previously known as a Building Survey)
Level 3 surveys can be used for any type of property, however they are generally used for older properties, or properties that are particularly large, in a poor condition, have been heavily altered or are of non-traditional construction.
Due to the added complexity of these types of properties Level 3 surveys tend to be a longer, more in depth report and are generally more expensive than the Level 2 surveys.
We use the RICS Home Survey – Level 3 format and like the Level 2 survey our Level 3 surveys are written in plain English and are in an easy to read format.
